An insulated-concrete envelope, ground-source geothermal to 450 ft, a 32 kW solar array with battery storage, radiant floors across twenty zones, an indoor aquatic room glazed to the river — every system specified against the next, and every dollar of it visible to the owner. This is what our open book looks like under a live, principal-led build.

Contracts in your name

You hold every trade contract directly. We negotiate, coordinate and supervise as your agent — the builder never stands between you and your money.

Nothing marked up

Every quote, invoice and change order passes through at face value. You see what we see, at the same moment we see it.

A fixed fee, disclosed up front

Our management fee is agreed before we start and never varies with what you spend — so our only incentive is your outcome.

The path

From first conversation to keys.

Feasibility and budget first — before you commit to anything. Then design coordination with your architect, permitting, tendering in your name, and construction under the principal’s direct supervision. Engaging early, at the planning stage, is when the model saves the most; but we are glad to join a project at any stage.
